A considered approach to waterfront housing that prioritizes equity while elevating everyday living.

North Flagler is a design study exploring how high-quality housing on the waterfront can be made more attainable without compromising design integrity or neighborhood character.

Developed by Great Gulf and designed in collaboration with Bjarke Ingels Group (BIG), the study examines how form, construction methodology, and planning can expand access while delivering enduring architectural value.

02 — DETAILS

Quality and Equity, By Design

The study proposes a contemporary residential tower that balances growth with its waterfront and neighborhood context. Rather than prioritizing density as an end goal, the project focuses on creating well-designed, livable homes at more attainable price points along the waterfront.

A sculpted, tapered form supports 97 residences, demonstrating how careful massing and proportion can align quality, access, and contextual sensitivity.

Modularity as a Tool for Access

At the core of the design study is a modular housing strategy intended to improve both livability and affordability. Modularity enables greater efficiency in construction while allowing every residence to receive views, a condition often limited to far fewer units in conventional waterfront developments.

By pairing modular systems with thoughtful planning, the study illustrates how design innovation can broaden access to high-quality housing for a wider demographic.

Architecture Grounded in Care and Context

The proposed tower moderates its presence through rounded edges, recessed parking, and calibrated massing that preserves view corridors and softens its relationship to the surrounding neighborhood.

Shaped through community dialogue and iterative design refinement, North Flagler reflects Easton Street Capital’s belief that equitable housing is achieved through listening, patience, and craft, offering a model for how quality, access, and long-term stewardship can coexist in highly desirable urban environments.
